Under the URA Master Plan, the plot is zoned for residential use, with a 3.5 plot ratio. The vehicular access to the site is via Jalan Tembusu, on the northern boundary of the parcel. The site is mainly surrounded by private housing, and away from major roads, making it a quiet place to live.

The site plan boasts a meticulously crafted design that optimizes space and creates a harmonious living environment for its residents. The amenities include a swimming pool, sky gym, BBQ pits, tennis court, and playground. The views to the east and west are sweeping and unblocked. On the east is state land, upon which sits some rows of old terrace houses.
